How It Works

Application process

1 Apply for free

Submit your basic profile to express interest. Takes just a few minutes. Nestmarket covers all application costs for this pilot — including third-party screening fees at every stage.

2 Pre-screening

A limited number of applicants are pre-screened against standard fair-housing criteria and invited to complete the full application. Most applicants will not advance past this step.

3 Full application

Pre-screened applicants complete a detailed application with employment verification and references. No fee — Nestmarket covers all third-party screening costs.

4 One renter selected

From the full applications, Nestmarket selects one applicant to receive the lease offer. The selected renter has 7 days to review and accept.

Important disclosures
Three months rent-free is a pilot commitment, not a market norm

Nestmarket is funding the first three months rent-free for the selected renter as part of this pilot. This is a one-time pilot commitment for the first selected renter of this property and does not extend to future renters of the same property.

Standard rent is $2,300/month after the rent-free period — until 100% sell-out

After the three-month rent-free period, rent is $2,300/month. This rate remains in effect until the community reaches 100% sell-out and Nestmarket takes full ownership of the property without a mortgage. Until that milestone, the $2,300/month figure is the contracted rent.

Rent drops to approximately $1,100/month at 100% sell-out — operating costs only

Once 100% of units are purchased and the mortgage is eliminated, rent is recalculated to cover only real operating costs (taxes, insurance, maintenance, and reserves) — an estimated $1,100/month at current cost levels. The exact figure tracks actual property costs and may rise or fall with them. There is no contractual percentage-below-market floor; the mechanism is operating-costs-only. This mechanism applies for as long as Nestmarket continues to manage the property, including for renters who succeed the first selected renter.

Selected renter must occupy — subleasing prohibited

The rent-free period, the $2,300/month standard rate, and the operating-costs-only rate are all conditioned on the selected renter personally occupying the home. Subleasing is prohibited for the entire tenancy. Subleasing terminates the rent-free benefit and any below-market continuation, and may terminate the lease.

Property address is disclosed only to final rent applicants

To protect the privacy of the property and its occupants, the full street address is shared only with applicants who reach the final selection stage. Public-facing materials describe the neighborhood (Riverside, Jacksonville, FL) without revealing the exact location. The same practice applies to future rental listings on the platform.

Units sold on the platform are digital participation products, not ownership

Units sold to community buyers provide access to digital participation features, including the ability to participate in community votes on significant property decisions through the platform’s voting system. They do not represent equity, rental income rights, or a promise of financial return. Housing milestones are directional objectives, not contractual guarantees.

No guaranteed acquisition timeline

There is no guaranteed timeline for full sell-out or trust formation. Nestmarket retains ownership and management control until any such milestone event. The housing model may evolve as participation grows.
