From the full applications, Nestmarket selects one applicant to receive the lease offer. The selected renter has 7 days to review and accept.
Year 1 rent-free is a pilot commitment, not a market norm
Nestmarket is funding the first year rent-free for the selected renter as part of this pilot. This is a one-time pilot commitment for the first selected renter of this unit; future renters of the same property pay rent under the operating-costs-only mechanism described below.
Rent after year 1 is operating costs only — not a fixed percentage off market
After the rent-free year, rent is set to cover only real operating costs (taxes, insurance, maintenance, and reserves) for as long as Nestmarket manages the property. In practice this typically lands around half of comparable market rent in Riverside, but the exact figure tracks actual property costs each year and may rise or fall with them. There is no contractual “50% below market” floor; the mechanism is operating-costs-only.
Operating-costs-only rent applies for the duration Nestmarket manages the property
The operating-costs-only rent mechanism applies for as long as Nestmarket continues to manage this property — including for renters who succeed the first selected renter. If the property leaves Nestmarket’s management, the mechanism no longer applies.
Selected renter must occupy — subleasing prohibited
The free-rent benefit and the operating-costs-only rent are conditioned on the selected renter personally occupying the unit. Subleasing is prohibited for the entire tenancy. Subleasing terminates the rent-free benefit and any below-market continuation, and may terminate the lease.
Property address is disclosed only to final rent applicants
To protect the privacy of the property and its occupants, the full street address is shared only with applicants who reach the final selection stage. Public-facing materials describe the neighborhood (Riverside, Jacksonville, FL) without revealing the exact location. The same practice applies to future rental listings on the platform.
Units sold on the platform are digital participation products, not ownership
Units sold to community buyers provide access to digital participation features (including the cosmetic-finish vote for this property). They do not represent equity, rental income rights, or a promise of financial return. Housing milestones are directional objectives, not contractual guarantees.
No guaranteed acquisition timeline
There is no guaranteed timeline for full sell-out or trust formation. Nestmarket retains ownership and management control until any such milestone event. The housing model may evolve as participation grows.
